
If you have never been through a home inspection before, you might not know what to expect. And honestly, a lot of first-time buyers show up not knowing what I am actually looking at or why. That is totally normal. Here is a straightforward rundown so you can walk in prepared.
Most inspections take between 2 and 4 hours. The exact time depends on the size of the home, its age, and what condition it is in. Older homes, bigger homes, and homes with deferred maintenance usually take longer. A small, newer home in good shape can move faster. Either way, I am not rushing. I take the time it takes.
I go through every accessible area of the home from top to bottom. That means the roof, attic, walls, foundation, crawl space or basement, electrical panel, plumbing, HVAC system, water heater, windows, doors, and more.
On every inspection I also run a thermal camera scan. That lets me find hidden moisture in walls and ceilings, missing insulation, and electrical hot spots that are not visible to the naked eye. It is one of the most useful tools I have.
If the roof pitch and conditions allow, I also fly a drone to get a full aerial view of the roof and exterior. That gives a much more complete picture than standing on the ground or even a ladder.
Yes. I strongly encourage it. You do not have to follow me around the whole time, but being on-site means I can point things out as I find them and answer your questions face to face. At the end I do a walkthrough with you and go over everything I found.
A report is useful. But walking through a home with me and hearing me explain what I found in plain terms is much more valuable. You will leave with a real understanding of the property, not just a PDF.
